One of my agents, Bana Haffar, just closed a very difficult deal on a 4plex in Mid City for one of our clients, a very successful, busy guy who was looking to lock in a great interest rate on an income property in a gentrifying part of LA.
Thought you might be interested in the feedback from the client (with name and address redacted for privacy):
“Bana I have been crazy busy these last couple of weeks but wanted to thank you for your work on [address]. First of all it was a pleasure to work with you. Wow you were on top of everything. Second of all I am sure the deal would never have closed with another broker you went above and beyond in so many instances.
Moses I appreciate your expertise and the support you brought to the table and you are lucky to have Bana as a part of the company. I look forward to working together again in the near future.”
For what it’s worth, I agree with the client. There were so many issues, from the condition of the property, to an uncooperative tenant/manager, to bad record-keeping by the old owner, to Section 8 contracts, etc., that I’m not sure I would have got the deal closed, had I been personally representing the buyer.
It was really fun / gratifying to follow Bana’s progress (which I did via 1-2 conversations, every day, through the entire escrow period!) as she solved each and every problem the deal through up.
Side note: Hat tip to the client, who was an absolute bulldog on this deal. As agents, all we can do is explain situations and give advice. At the end of the day, the client is one putting up the money and taking the risk. And this guy had the guts to clamp onto a good deal and wrestle it to the ground. Well done.
