How to get a bad reputation as a principal

  1. Claim you’re buying all-cash; then use a loan
  2. Attempt to chip price materially; blame lender
  3. When seller resists price chip, force your agent to take a commission reduction, even though he brought you an off-market deal
  4. Request an extension of closing
  5. Request another extension of closing
  6. When seller requests payment for delay, act surprised
  7. Ask for face to face meeting with the seller (because those usually go really well)
  8. Force your agent to pay part of the cost of buying the extension out of his commission (again, even though he brought you an off-market deal)
